Basic Purchasing Procedure
Once you have decided on a specific property the final terms have to be negotiated, for example : payment method, date of completion, an inventory should be done, a property search to check for debt should be completed, a check run on outstanding community and utility fees etc.
You should allow 10% of the property price for taxes (7%), and purchasing expenses including signing and registering the property deeds. The deeds are signed in the office of the Notary, you are then officially the new owner, and you receive the keys.
The non-resident purchaser is required to have an N.I.E number. This is a simple procedure, where a form is filled out in Spanish to inform the authorities of the applicants names, date and place of birth, parents names, and home address. Also the applicants have to supply a passport size photo. This will have to be done in person at a local police station here in Spain and takes approximately one month to complete the process. Once this form has been applied for the purchase can take place, even if the form with the identification number has not been returned to the applicant.
